How much deposit you will need
Most commercial lenders lend between 60% and 75% of the property's value, or of the price if that is lower, so expect to put down roughly 25% to 40%. Owner-occupiers with a solid trading record tend to get the higher loan-to-values. Investors, first-time buyers and specialist properties usually need a bigger deposit. Stamp duty on commercial property
Commercial and mixed-use purchases pay the non-residential rates of land tax, which are lower than residential rates at most prices: Stamp Duty Land Tax in England and Northern Ireland, Land and Buildings Transaction Tax in Scotland, and Land Transaction Tax in Wales. Choose where the property is and the calculator applies the right bands.

The fees on top
Expect a lender's arrangement fee (often around 1% to 2% of the loan), a valuation fee, your own solicitor and usually the lender's legal costs, and possibly a broker fee. Valuation and legal costs on commercial property are higher than on a house because the work is more involved. The calculator lists each one so you can see a realistic total rather than just the deposit.

Common questions
Can I get a commercial mortgage with no deposit?
Very rarely. A lender may go higher than its normal limit if you offer extra security, such as equity in another property, but a full loan against the purchase alone is not usually available.
Is the deposit based on the price or the valuation?
Lenders lend against the lower of the two. If the valuation comes in under the price, the deposit has to cover the difference.
Can the deposit be borrowed?
Lenders want to know where the deposit comes from. Borrowed money is not ruled out, but the repayments on it are counted when the lender looks at affordability.
Do I pay stamp duty on a commercial property?
Yes, at the non-residential rates for England and Northern Ireland, Scotland or Wales. The calculator works it out for you.
