What interest rate to put in

Commercial mortgage rates are priced case by case rather than read off a published table. In 2026 most fall somewhere between about 6% and 10% a year. Where you land depends on the type of property, how much you borrow against its value, the strength of the business or the rent, and your track record. A trading business buying its own premises with a good deposit and solid accounts sits towards the lower end; a first-time investor buying an unusual building sits higher.

Capital repayment or interest-only?

On capital repayment, each payment covers the interest and pays off part of the loan, so the debt is cleared by the end of the term. On interest-only you pay just the interest, and the whole loan is still owed at the end, to be repaid from a sale, a refinance or other money. Interest-only costs less each month, but lenders want a believable plan for repaying the balance, and many only allow it on investment property or on part of the loan.

How long the term can be

Commercial mortgage terms usually run from about 3 to 25 years. A longer term lowers the monthly payment but means paying interest for longer. Try the same loan over 15 and 25 years to see the trade-off.

What the figure leaves out

The result is the loan payment only. It does not include the deposit, stamp duty, valuation and legal fees, or any broker fee, and if your rate is variable the payment will move when rates change. Common questions

How is the monthly payment on a commercial mortgage worked out?

The same way as on a house: the payment is set so that, at the given interest rate, the loan is cleared over the term (or, on interest-only, so that just the interest is paid). The calculator uses that standard formula.

Are commercial mortgage rates fixed or variable?

Both are available. Variable rates are usually a margin over the Bank of England base rate or a market rate, and fixes of two to five years are common. The rate you enter here is held for the whole term, so treat the result as a guide.

Can I pay a commercial mortgage off early?

Usually, but many deals carry early repayment charges, especially during a fixed-rate period. Check the charges before you commit if you think you may sell or refinance early.
