About this site

UK Commercial Mortgage explains commercial property finance in plain English and introduces you to an adviser who can arrange it.

What we do

Three things. We explain commercial mortgages without the jargon: what they are, the terms they run on, what lenders want to see and who uses them. We give you calculators to see your own numbers. And, if you ask, we introduce you to a commercial finance adviser for a free first conversation.

What we are not

We are not a lender. Commercial mortgages are mostly outside FCA regulation and are arranged on their own terms; where a loan would be regulated (because you will live in part of the property), it must be arranged by an FCA-authorised firm, and that is who we introduce you to. The adviser may pay us a fee for the introduction; it does not change what you pay.

Keeping it accurate

Rates, limits and typical fees are checked when we write and reviewed when the market moves. Commercial pricing changes weekly; treat every figure here as a typical example, not a quote. If you spot something out of date, tell us.
